Banca d’Italia’s guide says it is reasonable for the instalment not to go above a third of disposable income. A guideline: each bank sets its own limit.
Taxes, the notaio and the agency come on top of the price, and are paid from savings too. The All costs tab works them out.
This is arithmetic, not an offer. The bank decides, on income, its stability and your history.

From income to instalment, from instalment to loan
Banca d’Italia’s guide to mortgages says it is reasonable for the instalment not to go above a third of disposable income. With €3.000 net a month and no other instalments, that is €1.000. At 3,2% over 25 years, €1.000 a month repays a loan of €206.322.
A mutuo fondiario may lend up to 80% of the home’s value (art. 38 TUB), more only with extra guarantees. A €206.322 loan at 80% reaches a price of €257.902; the rest, and the costs on top of the price, come from savings.
Questions people ask
- What income do I need for a mortgage?
- Banks look mostly at how much of the net income the instalment takes. Banca d’Italia considers up to a third of disposable income reasonable; each bank sets its own limit and looks at how stable the income is.
- Do my other instalments count?
- Yes: a car or a personal loan leaves less for the mortgage. The calculator takes them off the third.
- Can a bank lend more than 80%?
- A mutuo fondiario lends up to 80% of the value; above that it needs extra guarantees, such as the Fondo di garanzia per la prima casa. You can change the share in the calculator.
- Do savings raise the price I can reach?
- The price is the lower of the loan divided by the share lent and the loan plus your savings. Taxes, the notaio and the agency are paid from savings too.
