Renting in Italy
What renting costs on top of the rent
What you pay at signing, each month and each year, your half of the registration tax, the deposit and what it earns, and the tax relief a tenant can claim, from the national rules.
In euro, as the contract will state it.
Euro a month, if you pay them on top of the rent. Leave it empty if they are included.
4 for a 4+4, 3 for a 3+2.
The law allows at most three months.
Before IVA. One month is the usual figure, but it is agreed in writing. Clear it if there is no agency.
Your tax relief
Optional. Only used to work out the relief.
At signing
Type a rent to see the figures.
Not in the figures, because no rule sizes them
- Electricity, gas, water and internet, in your name or charged by the landlord.
- The TARI, the waste tax, which the person living in the home pays to the comune.
- The imposta di bollo on the contract, €16 per copy per four pages, unless the landlord chose the cedolare secca.
- Any insurance the contract asks you to take out.
This is arithmetic over national rules, not advice. The contract decides who pays what; read it before you sign.

What you pay at signing
At signing you usually pay the first month, the deposit and, with an agency, its fee plus IVA at 22%. The deposit may not exceed three months of rent (art. 11 L. 392/1978) and earns legal interest for you. With a rent of €800, three months of deposit and one agency month, signing takes €4.272: €800 for the first month, €2.400 of deposit, €976 of agency with IVA and €96 of registration tax.
The registration tax on the contract is 2% of the yearly rent, at least €67 in the first year, shared equally by landlord and tenant (art. 8 L. 392/1978). If the landlord chose the cedolare secca, neither of you pays it.
Canone concordato and tax relief
On a canone concordato in a comune ad alta tensione abitativa, the registration tax is worked out on 70% of the rent: at €800 a month your half falls from €96 to €67,20 a year.
A tenant of their main home on a registered contract may deduct up to €300 a year (€150 with an income between €15.493,71 and €30.987,41), up to €495,80 on a canone concordato and, aged 20 to 30, 20% of the rent, from €991,60 to €2.000, for the first four years.
Questions people ask
- How many months of deposit can a landlord ask for?

- Usually one month of rent plus IVA from each side, by the custom of the province; the fee is agreed in writing. The calculator starts at one month.
- Does the tenant pay the condominium charges?
