WHAT IT COSTS

What buying a home costs on top of the price

Type the price and see the duties the state charges to register your purchase and your loans, and what the loans cost a month. What no rule puts a figure on is named at the bottom without one.

The price you have agreed or are considering, in kroner.

kr.
What are you buying?

A house or an owner-occupied flat. The deed is registered, and each loan has its own mortgage deed.

How you pay for it

The starting point is 5 percent from your own savings, a realkreditlån of up to 80 percent of the home’s value and a bank loan for the rest. It is a starting point your bank can set higher or lower for you, so change the figures to your own.

The starting point is 5 percent of the price.

kr.

The money you need from the loan. At most 80 percent of the home’s value.

kr.

The rest of the price. Leave it empty if you are not borrowing from the bank.

kr.

The realkreditlån

The bond’s rate, as your mortgage lender gives it.

%

The starting point is the average for new home loans in August 2026, from Danmarks Nationalbank. Type your own lender’s rate.

%

The price of the bonds. Below 100 you borrow more than you are paid out. We assume 100 until you type your lender’s kurs.

Tax on the home each year

Worked out from the public valuation, not the price. You find the property value and the land value at vurderingsportalen.dk. In the first year the tax is provisional and settled afterwards.

Ejendomsværdiskat is 5,1 per mille of 80 percent of the property value, and 14 per mille of the part of that amount above 9.007.000 kr. (2026). Grundskyld is 80 percent of the land value times the kommune’s per mille. The cap on rises and any reduction can only lower it. Neither is in the total above.

Your debt factor

Without pension contributions.

A car loan or a student loan, for example.

"Finanstilsynet anser som udgangspunkt en gældsfaktor på mere end fire som en høj gældsfaktor. Det vil sige, at forbrugerens samlede gæld er større end fire gange årsindkomsten før skat."

The Danish financial supervisor’s guidance no. 9458 of 1 June 2023: as a starting point, a debt factor of more than four counts as high, meaning total debt above four times the yearly income before tax.

A loan with a variable rate or without repayment requires, as a starting point, that you could get a 30-year fixed-rate loan with repayment (executive order no. 1443 of 27 November 2025, § 19).

The figure is your debt divided by your income. It is a starting point your bank uses with the rest of your finances, and says nothing about whether you can or should borrow.

Not counted, because no rule puts a figure on it

  • Ownership-change insurance (ejerskifteforsikring). Whether to take it is yours to choose. The seller must offer to pay at least half of the premium, and the premium itself is not set in law.
  • An adviser or lawyer for the purchase. You agree the price with them.
  • The loans’ own costs: case fee, brokerage, kurs deduction and settlement commission. The bank and the mortgage lender set them.
  • The bank’s fees for the deposit and the bank guarantee to the seller.
  • A technical survey of your own, beyond the condition report, if you want one.

The figures are worked out under the rates, acts and guidance named below, on the amounts you typed. They say nothing about what the home is worth, and nothing about what you should pay or borrow.

What you pay on top of the price

Buying a home in Denmark you pay registration duty (tinglysningsafgift) on the deed and on the mortgage deeds for your loans. On the deed it is 1.850 kr. plus 0,6% of the price, rounded up to the next 100 kr. On a mortgage deed it is 1.825 kr. plus 1,25% of the loan.

At a price of 3.000.000 kr., registering the deed costs 19.850 kr., and a realkredit loan of 2.400.000 kr. costs 31.825 kr.

What the calculator does not price

An adviser, ownership-change insurance, the bank’s and the mortgage lender’s fees and the price loss on the bonds have no fixed rate in law. The calculator names them and gives them no figure.
