Terms of use
What Nesso does, what it deliberately does not do, and what each of us is answerable for. Using Nesso means agreeing to these terms.
Last updated: 1 October 2026
1. Who you are contracting with
Nesso is operated by the person or company identified at the end of this page, whose details are published there as the E-Commerce Act requires of providers of information society services.
These terms apply to the Nesso website, the web application and the apps built from it. If you are a consumer, nothing in them takes away a right Danish consumer law gives you, and where a term here and a mandatory rule disagree, the rule wins.
2. What Nesso is
Nesso is a record-keeping tool for somebody looking at a home. It gives you a list of things to check, takes readings your phone can take, holds published figures about the area and the market, and assembles all of it into a record you can read again later or hand to somebody else.
It is in beta and covers a limited number of Danish cities: the map in the app shows which, and not every city has every screen. Parts of it are marked as not covered or coming soon, and those labels are accurate rather than modest. Parts of Nesso that exist only for Italy are not available to you in Denmark.
Nesso holds no property listings. It takes no commission or other payment from any seller, landlord, estate agent, agency or portal, and none of them pays it for what it shows you. Nesso is paid only by the people who use it, for the paid plans.
3. What Nesso is not
This section is the most important one in this document. Nesso produces analysis from published sources and from what you record yourself. Several kinds of advice, and estate agency, are reserved by law to people who are authorised or registered to carry them out. This section says where Nesso stands against each.
- Not investment advice
- The housing-market screens report figures published by Statistics Denmark, set against ranges the app shows you. They are analysis of published data, not a personal recommendation, and they are not advice within the meaning of the Danish Securities Trading Act or MiFID II, which reserve investment advice in relation to financial instruments. A home is not a financial instrument. Nesso is not authorised by the Danish Financial Supervisory Authority and carries out no reserved investment service.
- Not a forecast
- Where the app shows a change over time, it is stating what a published edition recorded, with the period and the publisher named. It is not a prediction of what a property will be worth or earn. No figure in Nesso is a promise about the future, and the product is written so that it cannot phrase one.
- Not estate agency
- Nesso does not broker properties and does not bring parties together. Estate agency is reserved to registered estate agents under the Danish Estate Agents Act. The Nesso Concierge plan, which works close to that area, is not offered in Denmark.
- Not a survey, a valuation or a certificate
- Nesso does not carry out a technical inspection of a building and does not value one. It is not an energy label, a condition report, an electrical installation report, a structural assessment or a technical report, and it does not replace a surveyor, an engineer, an architect, an authorised installer or a lawyer. The check you do in the app is not a condition report.
- Not legal, tax or mortgage advice
- Nothing in Nesso is advice on a contract, on tax or on borrowing. An offer to buy or a lease can bind you, so have it read by a lawyer before you sign. Where Nesso shows a rule, it is describing a published source and telling you what it could not check.
4. How accurate it is
Every figure in Nesso names its source, its period and its limit. Figures from public sources are as accurate as the source and as fresh as its latest edition. What your phone measures is a reading in your room under your conditions and proves nothing about the building. A figure Nesso could not find is not shown as zero, and a check you did not do does not count as passed.
5. Your account
You need an account to use Nesso. Keep your password to yourself and tell us if you think somebody else has it: resetting it ends every session. You can delete your account at any time. A paid plan requires you to be of full age.
6. Paid plans and the right of withdrawal
Prices are in Danish kroner on the plans page and again on the checkout page before you order, with what you pay and how often. Stripe takes the payment. A plan renews automatically every month or every year, whichever you chose, until you cancel, and you can cancel at any time from the account screen; cancelling takes effect at the end of the period you have paid for.
If you buy as a consumer at a distance, the Danish Consumer Contracts Act gives you a 14-day right of withdrawal from the day the contract is made. You withdraw by writing to the address at the end of this page. If you ask us to start supplying the plan at once during the withdrawal period and then withdraw, you pay for what has been supplied up to the moment you tell us, and once the service has been fully supplied with your express consent you no longer have the right. The checkout page asks you about this before you pay.
If you complain to us and we cannot agree, you can take the matter to the Consumer Complaints Board (Center for Klageløsning, Nævnenes Hus, www.naevneneshus.dk).
7. What you write and send
What you record and the photographs you send are yours. You give us the right we need to keep them and show them back to you, and nothing more: we do not use them for advertising and do not sell them. Do not send photographs of people, and send only photographs of a home you are allowed to photograph.
8. What you may not do
- Use Nesso to monitor or identify another person.
- Try to get into somebody else’s account or record, or get round a limit we have set.
- Collect Nesso’s content at scale by automated means.
- Present Nesso’s figures as your own or as a valuation, a recommendation or a promise.
9. Sources and licences
Map data and addresses come from OpenStreetMap, © OpenStreetMap contributors, under the Open Database License (ODbL) 1.0, which requires attribution and sets conditions on derived databases. Figures on prices and rents come from Statistics Denmark (StatBank, tables EJ56, EJEN77 and HUS1), with the source named. Plans, contaminated land, cloudbursts and noise come from Plandata.dk, Miljøportalen and MiljøGIS, as public data with the source named. The country map is Natural Earth, in the public domain. This is why this section may not be trimmed.
10. When Nesso is available
Nesso is a beta. We work to keep it available but do not promise it is never down, and we may change or remove a part with reasonable notice. If we close a paid plan, we refund the part of the period you paid for and did not get.
11. Liability
We answer for what we answer for under Danish law and no more: no agreement can exempt us from liability for intent or gross negligence, or set aside a rule that protects you as a consumer. If you decide to rent or buy a home, that is your decision, made on more sources than Nesso.
12. Law and disputes
These terms are governed by the law of the country where the operator is established. As a consumer you keep the protection the mandatory rules of the country where you live give you (art. 6 of the Rome I Regulation), and you may bring a claim in the courts of your own country.
