About Nesso
Know whether a location will work — before you sign the lease.
Nesso is an independent tool that helps entrepreneurs check a commercial location — a café, restaurant, bar, or specialty shop — before they commit to a lease. We look at competition, demographics, foot traffic, and the recent history of the street, and tell you whether the address makes sense for your specific business. Not “a good location” in general — a good location for what you're opening.
Opening a venue means putting real, often personal savings on the line. The decision about which address to sign usually has to be made fast, on a timeline set by the landlord or agent — not by the entrepreneur. There's rarely time to commission a proper market study, which can take weeks and isn't cheap. So the decision often comes down to a gut feeling: walked past on a Friday evening, it looked busy.
The problem is that a Friday evening doesn't look like a Wednesday morning. The data on how many venues opened and closed on that street in recent years already exists — it's just rarely asked for before a lease gets signed.
We built Nesso to be the party at that table that gets paid before you sign, not after — so that picture is visible before you decide, not once it's too late.
For any address, we pull together data that's publicly available but scattered — nobody had assembled it into one picture before: the density and type of nearby competition within a short walk; income and age patterns of the people who actually live in the area; the recent history of what's opened and closed on that street; and a visual record of how the location has changed over time, so you're seeing a trend, not a single snapshot.
The result is a clear read on how well that address fits your specific type of business, with the reasoning behind it — not just a number with no explanation.
We're not a broker and we don't get paid when a lease gets signed — we have no reason to tell you yes about any particular address. We don't promise success — no serious tool should. And we're not selling big data or vague analytics — we're answering one specific question: will this location work for what you're opening.
Entrepreneurs opening their first or second venue — café, restaurant, bar, or specialty retail — who have a specific address on the table, or are actively narrowing down to one, and need a clear-eyed read before they decide.
We started in two cities with very different commercial real estate dynamics — Warsaw and Turin — because if the same approach holds up in both, it holds up almost anywhere. The goal isn't a bigger map. It's that every entrepreneur, in any city, gets to open only the locations that were actually going to work.
